By far, the real estate agents I speak with who are being very successful with running ads on Craigslist have one trait in common.....CONSISTENCY.
Here is a very simple strategy for Craigslist that will generate a very steady flow of leads for you.
1. Post your ads at the best times.
It is always good to test. Each market is different but I have found that 8:30 AM, 11:30 AM and 6:30 PM work best for me.
2. Block off Time to Post AD
If you will create a 10 minute block each day near ONE of the optimum times mentioned, you will be able to keep your work flow short and simple and consistent.
3. Post 4 Different Ads Daily
Make sure each ad is different or you might get flagged.
4. Wait 48 Hrs. Before Reposting a Previous Ad
Make sure you are over 48 hours when you post an ad again.
5. Use a Variety of Ads Including Both Single Listing and Multiple Listing Ads
Try different things, the market is always changing. Drop what isn't working and increase the effort on what is.
Using this simple strategy requires only posting 8 ads in a week and then reposting those ads every 48+ hours. It should take you less than 10 minutes per day to have a consistent source of leads coming to you.
