Twitter Alerts allow you to select keyword or keyword phrases that are being used on Twitter and monitor their activity, by receiving email updates. I use two different programs which offer free versions.
Social Oomph is one program I use. You can select up to as many as 50 keywords to follow and have updates sent to you either once or twice a day.
The other program I use is called Tweetbeep. This program works the same way, but you have to do one keyword per alert. It also allows you to search hash tags.
So how are these alerts going to bring you clients? You have to think in terms of how do people tweet and what might they say that would be useful to you. if you were a real estate agent in Dallas here are some keyword phrases that might be useful to you.
selling my house in Dallas
moving to Dallas
looking for a home in Dallas
just listed our Dallas home
home for sale in Dallas
searching for homes in Dallas
transferred to Dallas
leaving Dallas
You can also use more geographically specific terms like the name of a popular subdivision, or a type of home such as condos or lofts. If you live in a smaller community it is sometimes best to just use the keyword for that town.
Bob Scaglion, a senior managing director at New York real-estate management company Rose Associates, generates 100 leads per month on Twitter for his company simply by replying to users whose tweets include phrases such as "moving to New York City" and "no-fee rentals." Get the whole story here.
Once you start receiving alerts and identify potential leads, reply to their tweets. I like to use the keyword phrase in my reply. I find that by doing that I get a better response rate.

I am battling a cold, have had little sleep and a very forgettable weekend. I must admit that today would be an easy one to get started on the wrong foot. I decided that probably the best thing to start my work week is an attitude adjustment.
So I took a few minutes to first realize that I have been given another precious day on this earth and that God must have something in mind for me. I thanked Him for another day and proceeded to stop and acknowledge just 5 things today that I am truly grateful for.
Five Things I Am Grateful For Today
1. My loving parents. Although we are all getting older, my parents have always been my lighthouse, my place of safety in any storm. The place where I first go for wisdom, for consultation, or when I am feeling lonely. Thanks Mom & Dad.
2. Although we are under a lot of stress right now and have been in each other's grill lately. I am very thankful for my girlfriend, Sharon. We have been together four years and I hope we are together the rest of our lives.
3. I am thankful for my country. I have been lucky to visit 45 states and it is a big beautiful, amazing land with wonderful people.
4. Living in San Diego. I know that living here enjoying sunny, 75 degree weather nearly everyday makes this gorgeous city the envy of the rest of the country, especially when folks are broiling in so many other places.
5. I am grateful that one of my favorite baseball teams, the Texas Rangers seems to be putting it all together after so many abysmal years. They have the biggest lead in baseball with just two months to go and seem destined to play in their first World Series ever.
Finally just make sure my attitude was right, I did this dance to emphasize my gratitude. Yes it did seem kind of silly doing this in my home office all by myself, but you know what? It Works!

Are You Engaging Your Facebook Friends?
Facebook gives you many different ways to engage your friends (and by extension, their friends too). Here are just a few:
Send messages: You can send messages privately to any of your friends or to your entire group of friends.
Share content: This includes photos, blogs, RSS feeds, videos, audio files and documents.
Start groups: You can start a group that focuses on a specific interest and invite friends to join. Note: This is being used more frequently by practitioners to connect with their peers about industry issues.
Promote events: You can invite people to register for events, either personal or business related. For example, open houses and informational sessions (e.g. live events, webinars or conference calls) are often advertised this way. Jon Cheplak, one of the top industry recruiting experts uses this feature to invite brokers to webinars that focus on how to use the Web for recruiting.
Birthday cards: You can automate the process of saying “Happy Birthday” to all your friends.

Consistency Is the Key to Posting on Craigslist
By far, the real estate agents I speak with who are being very successful with running ads on Craigslist have one trait in common.....CONSISTENCY.
Here is a very simple strategy for Craigslist that will generate a very steady flow of leads for you.
1. Post your ads at the best times.
It is always good to test. Each market is different but I have found that 8:30 AM, 11:30 AM and 6:30 PM work best for me.
2. Block off Time to Post AD
If you will create a 10 minute block each day near ONE of the optimum times mentioned, you will be able to keep your work flow short and simple and consistent.
3. Post 4 Different Ads Daily
Make sure each ad is different or you might get flagged.
4. Wait 48 Hrs. Before Reposting a Previous Ad
Make sure you are over 48 hours when you post an ad again.
5. Use a Variety of Ads Including Both Single Listing and Multiple Listing Ads
Try different things, the market is always changing. Drop what isn't working and increase the effort on what is.
Using this simple strategy requires only posting 8 ads in a week and then reposting those ads every 48+ hours. It should take you less than 10 minutes per day to have a consistent source of leads coming to you.

The people you are trying to communicate with, sell to, or reach don’t really care about you, or what you have to offer, until they know how what you have can benefit them.
Every prospect you talk to has one question that they want answered immediately
"So what's in it for me?"
What in your real estate business makes you different from the competition or how can you describe yourself in a way that positions you in a more positive way?
Here's a good start.
Do you know how that buying a home is the biggest investment most people ever make?
Well, what I do is help my clients ..............(you finish this sentence)
By answering this question you can create an effective marketing message that can be used to open nearly every conversation you have about what you do for a living.
Your marketing message can be used as:
1. Your elevator speech. (An elevator speech is a short, sound bite that succinctly and memorably introduces you. It spotlights your uniqueness. It focuses on the benefits you provide. And it is delivered effortlessly.
2. Your opening statement when calling a prospect.
3. When you leave a phone message. Give people a reason to return your call.
4. In your voicemail message.
5. On your business card.
6. On your web site.
7. On your email signature. Don't just tell them how to contact you, but reinforce why they should.

Are Your Email Followups Conversational?
When you are following with a lead that has visited your website, landed on your capture page, filled out your newsletter form, or has come to you in some way that requires an email followup, does your message generate conversation?
Effective emails create conversations. In fact, email communications are often just that.....slow conversations. Think of how you communicate with a friend either by texting or email. If you want response, you should communicate with your leads in similar fashion.
For example:
You email a friend about getting together on the weekend.
"Hey want to get together for dinner on Saturday?"
Your friend responds "Sure, that would be great! What time did you have in mind?"
And you reply "We thought we would BBQ some ribs out in the backyard, is 4;00 OK?"
Now please note that each reply has three key elements. The same elements that you should have in every followup email.
1. It should be short.
2. It should be personal.
3. It should require a reply.
Now apply that lesson to an email followup for a real estate lead.
"Hello Jane, thanks for visiting my website. Are you currently looking for a new home? perhaps I can send you some information on some new properties that just came on the market, would that be helpful."
Too often agents make this much harder than it is because they offer way too much information. Don't hit them with your resume, experience or achievements. Would that be the way you would start a conversation with a stranger at church or the airport? Of course not! Your abilities will become known as you continue your conversation and build rapport and trust.
Effective emails create conversations. In fact, email communications are often just that.....slow conversations. Think of how you communicate with a friend either by texting or email. If you want response, you should communicate with your leads in similar fashion.
For example:
You email a friend about getting together on the weekend.
"Hey want to get together for dinner on Saturday?"
Your friend responds "Sure, that would be great! What time did you have in mind?"
And you reply "We thought we would BBQ some ribs out in the backyard, is 4;00 OK?"
